Where investors see opportunity: roughly one home in three predates 1940, which gives value-add buyers a large pool of houses to update. Duplexes, triplexes and fourplexes make up more than twice the share they do statewide. And with so little built since 2010, there's room for new homes on infill lots.

Three ways investors put Port Huron's housing to work

Value-add on older homes. With a median build year of 1955, Port Huron has far more pre-war and mid-century houses than the state as a whole. For a buyer with a renovation plan, that's the raw material for a flip, or for a rental you update and hold. A fix-and-flip loan covers the purchase and the rehab budget, and a DSCR loan can take over when you're ready to hold.

Small multifamily. Duplexes to fourplexes are a bigger part of the local housing than in most of Michigan. A DSCR loan sizes a 2-4 unit building on its combined rent, and you can close in your name or an LLC.

New construction on infill lots. Very few Port Huron homes have gone up since 2010. Investors and small builders looking at vacant or land bank lots can use a ground-up construction loan, with funds released as the build moves forward.

What's changing around Port Huron

A border trade crossing. The Blue Water Bridge (opens in a new tab) links Port Huron with Point Edward and Sarnia, Ontario. CBC News reported (opens in a new tab) on April 7, 2026 that the bridge carried about 2.1 million commercial truck trips in 2025, more than the Ambassador Bridge, citing Bridge and Tunnel Operators Association data.

Downtown reuse. On June 29, 2026, the Governor's office announced (opens in a new tab) a $2 million state grant for the vacant, historic Fead Building, which is planned to become 26 apartments plus commercial space. The same release says the City is engaged with the Michigan Economic Development Corporation's Redevelopment Ready Communities program.

Waterfront land. The Economic Development Alliance of St. Clair County markets about 40 acres at Desmond Landing (opens in a new tab) on the waterfront. It's a site being marketed for development, not an approved project.

Land bank lots. The St. Clair County Land Bank Authority's residential transfer application (opens in a new tab) asks buyers for a reuse or improvement plan and how they'll pay for it. If you're eyeing a land bank lot or house, talk with us about rehab or construction financing before you apply.

Common questions

Which loans fit Port Huron rentals and flips?

For a rental you plan to hold, a DSCR loan sized mainly on the property's rent. For a house you'll renovate and resell, a fix-and-flip loan that covers the purchase and pays out the rehab budget in draws. A bridge loan can carry a property between the two. All are business-purpose loans for non-owner-occupied investment property.

Can I use a DSCR loan on a 2-4 unit Port Huron property?

Yes. Duplexes, triplexes and fourplexes are a bigger share of Port Huron's housing than statewide, and a DSCR loan sizes them on the combined rent of the units. Your credit and reserves still count, and you can close in your name or an LLC.

Do you finance 5+ unit, mixed-use or commercial property in Port Huron?

Yes, as business-purpose loans on select programs: apartment buildings of five or more units, storefronts with homes above, and commercial property. Send the address, the current income and your plan, and we'll tell you whether it fits.

Can I use one of these loans for a home I'll live in?

No. These are business-purpose loans for non-owner-occupied investment property only. They aren't for personal, family or household use, or for a home you'll live in.
