How a home loan fits into buying a home
A purchase loan is the mortgage you use to buy the home. The best time to talk to a mortgage company is before you start touring homes. You'll know your budget, which programs fit, and what to have ready, so your offer is built on real numbers.
We look for a monthly cost you're comfortable with, not just the most a program allows.

Learn moreWhat helps to have ready
You don't need everything to start a conversation. These help once you apply:
- Recent pay stubs and W-2s, or tax returns if you're self-employed
- Recent bank and investment account statements
- A photo ID
- Details on any homes you own today
- If family is helping with funds, details on the gift
- Your agent's name, if you're working with one
Plan your budget first. Use the affordability calculator or the monthly payment calculator with your own numbers. They start blank. Then talk it through with us, including taxes, insurance and any HOA dues. Turned down somewhere else before? Get a second look.
Common questions
How much house can I afford?
It depends on your income, your monthly debts, what you've saved, and the costs of the home itself, including taxes, insurance and any HOA dues. Start with the affordability calculator, then book a call. We'll set a budget you're comfortable with, not just the most a program allows.
Should I talk to a mortgage company before I shop for a home?
Yes. Many buyers talk with us first, so they know their price range and which programs fit before they make an offer.
What's the difference between prequalification and preapproval?
A prequalification is an estimate based on what you tell us. A preapproval goes further: your credit and documents are reviewed. A preapproval letter can make an offer stronger, but it isn't a final loan approval. The home still has to appraise, and underwriting still has to finish.
What documents should I have ready?
Usually recent pay stubs and W-2s, or tax returns if you're self-employed, plus recent bank statements, a photo ID and details on your other debts. If family is helping with funds, ask us how that money needs to be documented.
I'm a first-time buyer. What should I know?
Get your budget and documents in order before you tour homes, and plan for closing costs as well as your down payment. We'll explain each program you may qualify for, in plain language.
Can I buy my next home before I sell my current one?
Often, yes. You can sell first, buy first, or close both on the same day. Each choice changes your budget and timing, so tell us about your current home early and we'll map out the options.
Which loan program is right for me?
That depends on your credit, income, savings and the home. Conventional, FHA, VA and non-QM loans each have their own rules and costs. We'll compare the ones you may qualify for side by side.
What credit score do I need to buy a house?
There's no single number. Each program and lender sets its own credit guidelines, and your credit also affects your pricing. We'll review your credit with you and explain which programs may fit.
What happens after my offer is accepted?
An appraisal checks the home's value and underwriting verifies your file. A home inspection, if you get one, checks its condition. Before closing you'll get a Closing Disclosure, so you can review the final terms and costs.
