DSCR rental loans
DSCR loans for rental property investors
A DSCR loan looks at whether a rental's income covers its costs. Many programs qualify the loan on the property's rent rather than your personal income, so your tax returns aren't the deciding factor.

What DSCR means
DSCR stands for debt service coverage ratio. It compares a property's monthly rent with its monthly costs: principal, interest, taxes, insurance and any HOA dues.
A ratio above 1.00 means the rent covers the costs. Lenders set their own minimums, and some programs work with a lower ratio.
Run the numbers: use our DSCR calculator to see how a rental's rent compares with its costs. It's an estimate, not a loan offer.
DSCR loan basics
How these loans usually work. Each lender sets its own guidelines.
- Qualifies on
- The property's rent compared with its monthly costs, plus your credit and reserves. Personal income is usually not used.
- Rent used
- The current lease, or an appraiser's market rent estimate for a vacant property. Some programs accept short-term rental history.
- Loan purposes
- Purchase, or refinance a rental you already own, with or without cash out.
- Borrower
- You, or an LLC or other entity. Many programs also require a personal guarantee.
- Property
- Non-owner-occupied rentals: single-family, 2 to 4 units, condos and, on select programs, small multifamily and portfolios.
- Not for
- A home you'll live in.

Common questions
Can I use projected rent on a vacant property?
Many programs use an appraiser's market rent estimate when there's no lease. We'll explain what each lender accepts.
Do short-term rentals qualify?
Some programs allow them, using rental history or a market estimate. Local rules matter too: many cities require a permit or limit short-term rentals. Check local rules before you buy.
Do you lend in every state?
Investor loans are available in many states, but not all. Rules for business-purpose lending differ from state to state, and some programs or property types aren't available everywhere. Tell us where the property is and we'll confirm early.
Can I use these loans for a home I'll live in?
No. These are business-purpose loans for non-owner-occupied investment property. For a home you'll live in, see our home loan options, offered where we're licensed.
Can I close in an LLC?
Most investor programs allow closing in an LLC or other entity. Have your entity documents ready. Many programs also require a personal guarantee.
