New jobs on the way

On Sept. 28, 2026, Ultium Cells announced it will upgrade its Spring Hill battery cell plant, with completion expected in 2028. The company said the work is "projected to create 500 new jobs, in addition to the facility's total current workforce of 1,200 employees." (opens in a new tab)

With nearly half of Spring Hill's homes built in 2010 or later, buying new here often means choosing a builder, signing a contract before the home is finished, and deciding whether to use the builder's preferred lender. The next section walks through how that works.

Buying a home that isn't built yet

Four things to settle, in order, so the loan and the build line up.

  1. Read the contract first

Before you sign, know the deposit terms, what happens if the build runs late, and which upgrades are included.

  2. Compare lenders

You can use the builder's preferred lender or another one. Compare the full Loan Estimates side by side.

  3. Plan for the timeline

Ask how long your loan terms can be held, and what changes if the closing date moves.

  4. Finish strong

Before closing, the home needs its final inspection and certificate of occupancy, and the appraisal must support the price.

Getting around Spring Hill

U.S. Route 31, the road locals call Columbia Pike, is Spring Hill's main artery, and Saturn Parkway (State Route 396) connects the city to Interstate 65. According to the City's 2025 Environmental Scan, most residents commute by car, using U.S. 31 and I-65 to reach jobs in Nashville, Franklin and Columbia. The same report names General Motors, with more than 5,000 employees, as one of Spring Hill's largest employers, alongside Ryder Logistics and Maury Regional Health. It also describes Buckner Lane being widened from two lanes to five, coordinated with a new I-65 interchange at June Lake Boulevard.

For investors, a new-build house near Saturn Parkway or the June Lake interchange can be underwritten for a DSCR loan using rents from comparable homes close by. Builders planning homes along the Columbia Pike corridor can ask about ground-up construction and bridge financing.

Spring Hill new-build checklist

  • Send us the exact address, so your numbers use the right county's property taxes.
  • Keep copies of the builder contract, change orders and upgrade list for your lender.
  • Schedule your own inspection before drywall goes up, if the builder allows it, and again before closing.
  • Investors building or buying new-build rentals: send the plans, the budget and rent comparables from similar new homes nearby.

Common questions

Should I use the builder's preferred lender or shop around?

That's your choice. Builders sometimes offer incentives for using their preferred lender. Ask for the full Loan Estimate from each lender, compare total costs and terms, and pick the one that works best for you.

How does buying a home that hasn't been built yet work with a mortgage?

You sign the builder's contract and usually apply early, then update documents as the build moves along. Closing happens once the home is finished, passes its final inspection, gets its certificate of occupancy and appraises.

Is Spring Hill in Maury or Williamson County, and does it matter for my loan?

Both. The city crosses the county line, so check the exact address. The county affects property taxes and which county offices handle records, and taxes are part of your monthly cost.

Can I use a VA loan on new construction?

Yes, for eligible veterans and service members, when the home meets VA's property requirements and appraises. Talk with us before you sign the builder's contract, so the timing works.

Can I buy a new-build rental in Spring Hill with a DSCR loan?

Yes. Investors buying a finished new home to rent can use a business-purpose DSCR loan sized on expected rent from similar new homes nearby. We review the HOA covenants with you as part of the loan.

Buying new in Spring Hill?
