A data center, the lake and State Route 386

Meta broke ground on its Gallatin data center in 2020, describing it as a $1.5 billion-plus investment (opens in a new tab) with about 100 operational jobs once complete. The Gallatin Economic Development Agency (opens in a new tab) also markets lakefront corporate sites on Old Hickory Lake near Fairvue and an office site at McCain Station, directly on State Route 386.

That road, Vietnam Veterans Boulevard, links Gallatin west to Hendersonville and I-65, and the City's development list shows new communities such as Oxford Station (opens in a new tab), with 110 townhomes and 42 single-family homes, under construction beside it. With about a fifth of homes built before 1970 and four in ten since 2010, one Gallatin search can turn up a mid-century house and a brand-new townhome.

Ways to finance a Gallatin purchase or project

Townhomes and new homes. Townhomes are about 9 percent of Gallatin's housing, more than double the state's share, and four in ten homes are recent. Conventional, FHA and VA can each work on many finished townhomes and houses, depending on the property; we'll look at how a particular townhome is structured early in your search.

Older in-town houses. About a fifth of homes predate 1970. Renovators use fix and flip loans to buy and update them, and some keep the finished house and lease it on a DSCR loan.

Builders. With growth this steady, spec homes and build-to-rent phases are common projects, funded with a ground-up construction loan in draws.

Why Gallatin has so many apartments and townhomes

About 26 percent of Gallatin homes are in buildings of five or more units, close to double the state's share, and about 9 percent are townhomes. Single-family detached houses make up only about 56 percent of the housing, against 68 percent statewide. Put that next to growth of about 23 percent since 2020, and you get a city where every housing format is part of the mix.

For investors, that mix opens several lanes in one market. A townhome bought as a rental can go on a business-purpose DSCR loan. An apartment community or a small mixed-use building near downtown can be financed on select business-purpose programs. A builder can fund a row of townhomes or a cluster of rental houses with a construction loan, then refinance the finished units once they're leased. For a buyer who wants to live here, the same variety means a first townhome, a new detached house or an older house in town can all be on the list, and conventional, FHA and VA can each fit.
