Large lots, established homes
Nearly nine in ten Brentwood homes are detached single-family houses, most of them on large lots, and nine in ten are owner-occupied. The population has held about flat since 2020, and the median home value is the highest on our Tennessee pages. Owners who want to take cash out can do it with a cash-out refinance, a new first mortgage.
What it means for your loan: appraisers here compare recent sales of similar homes on similar lots. With a median value above $1 million, many loan amounts go past the conforming limit, which is where a jumbo loan comes in.

What Brentwood's housing means for owners and builders
The median Brentwood home was built in 1996, and only about 18 percent of homes went up in 2010 or later. Townhomes are under 4 percent of homes and buildings with five or more units about 8 percent, so most of what trades here is a detached house on its own lot.
For owners, that can mean a move-up purchase with a jumbo loan or a cash-out refinance on a home held for years. For builders and investors, it points to renovating 1990s homes or building on an existing lot, financed for business purposes only.
Brentwood neighborhoods, lot by lot
Much of Brentwood is built on large lots. Subdivisions such as Brenthaven, Meadowlake, River Oaks and Indian Point are traditional neighborhoods of detached homes on lots of an acre or more, and the land along historic Old Smyrna Road holds larger estate tracts. McGavock Farms, Chenoweth, Raintree Forest, Annandale and Taramore take a different shape: homes on smaller lots set around preserved open space. Maryland Farms is largely an office district, and Franklin Road, Concord Road and Wilson Pike are the main routes through town.
That variety shapes a jumbo appraisal, since the appraiser looks for sales from the same kind of setting, whether an acre lot in Brenthaven or an open-space home in Taramore. Builders renovating or replacing a dated house on an established Brentwood lot can ask about business-purpose fix and flip or construction financing.
Common questions
Do most Brentwood purchases need a jumbo loan?
Many do. A jumbo loan is any loan above the conforming limit FHFA sets each year (opens in a new tab) for Williamson County, and Brentwood's home values put many purchases above it. We'll check the current limit against your price range.
Can I buy in Brentwood before selling my current home?
It depends on whether you can qualify with both homes for a while, and on your savings. Some buyers sell first and rent briefly; others time both closings for the same day. We'll compare the options with your numbers.
Can I get a construction loan to build on a Brentwood lot?
If you're a builder or investor building to sell or rent, yes: our ground-up construction loans are business-purpose loans, on select programs. They aren't for a home you'll live in. If you're buying an existing Brentwood home to live in, our home loans may fit where we're licensed.
I own a business. Can bank statements qualify me for a Brentwood home?
Possibly. Bank statement loans are a type of non-QM loan that looks at deposits instead of tax returns. Costs are usually higher than for conventional loans, and credit, reserves and the property still matter.
How does a large lot affect the appraisal?
The appraiser compares your home with recent sales of similar homes, and lot size is part of that. For acreage or estate homes, the appraiser may look at a wider set of comparable sales.
