What a VA loan is
A VA loan is a mortgage from a private lender that's guaranteed in part by the U.S. Department of Veterans Affairs (VA). The VA guaranty helps lenders offer terms that can be easier to qualify for than many other loans. You still need to meet credit and income requirements, and VA loans are for homes you'll live in.

Common questions
Who can get a VA loan?
Eligible veterans, active-duty service members, National Guard and Reserve members, and some surviving spouses. Eligibility is based on service history and duty status. VA's eligibility page has the details, and we can help you check.
What is a Certificate of Eligibility (COE)?
It's the document from VA that shows a lender you're eligible for the VA home loan benefit. We can help you request it, or you can request it yourself on VA.gov.
What is the VA funding fee?
It's a one-time fee paid to VA on most VA loans, which helps keep the program running. The amount depends on the loan type and whether you've used the benefit before, among other factors. Many veterans are exempt, including those receiving VA compensation for a service-connected disability. You can pay it at closing or include it in the loan.
Do VA loans have mortgage insurance?
VA loans handle this differently from FHA and conventional loans. Most VA borrowers pay a one-time VA funding fee unless they're exempt. Your Loan Estimate shows every cost, and we'll walk through it with you.
Can I use my VA loan benefit more than once?
Yes. After you sell and pay off a VA loan, your full entitlement is usually restored. In some cases you can have more than one VA loan at a time. We'll check your remaining entitlement.
Can a surviving spouse use a VA loan?
Some surviving spouses are eligible, for example those receiving Dependency and Indemnity Compensation. You'd request a COE as a surviving spouse.
Is a VA loan better than a conventional loan?
It depends on your situation. We'll compare both with your numbers.
