Clarksville, Tennessee
Clarksville home loans and rental property financing
Clarksville is Tennessee's fifth-largest city in the Census Bureau's July 2025 estimates and one of its oldest, founded in 1784 where the Red River meets the Cumberland. It's home to Austin Peay State University and sits next to Fort Campbell, and its housing has more renters, more duplexes and lower values than most markets on our pages. Here's how we finance homes and rentals in Montgomery County.

For investors: about 44 percent of Clarksville households rent, duplexes, triplexes and fourplexes add up to about 11 percent of homes, and the median owner value is below the state's. That gives small-rental investors a wide base of property to work with. Our DSCR calculator shows how a Clarksville rent covers the mortgage.
What drives Clarksville housing
Fort Campbell, home of the 101st Airborne Division (Air Assault), sits just outside the city, and Austin Peay State University enrolls more than 10,000 students, according to Visit Clarksville's community fact sheet (opens in a new tab). Off post, the Clarksville-Montgomery County Economic Development Council (opens in a new tab) lists Trane, Amazon, Tennova Healthcare, Hankook Tire, LG Electronics and Jostens among the largest employers.
Manufacturing keeps adding. Hankook opened its Clarksville tire plant in 2017 and in 2022 announced a $1.6 billion expansion (opens in a new tab) expected to bring 1,200 more jobs. LG Electronics, which began operations here in 2019, filed plans in 2025 for a 560,000-square-foot warehouse (opens in a new tab). Interstate 24 links the city to Nashville, about 45 miles to the southeast.
Rentals, flips and first homes in Clarksville
Rentals. With a large Army post, a university and a growing manufacturing base nearby, many investors begin with one rental house or a duplex. A business-purpose DSCR loan qualifies the property mainly on its lease, and a bridge loan can carry a property through a light rehab before it's rented.
Flips. About 15 percent of Clarksville homes predate 1970. Those older houses are the usual starting point for renovate-and-resell projects.
Homes to live in. Many buyers here compare VA, FHA and conventional side by side, and Clarksville's median owner value sits below the state's.
Two rivers and two centuries of growth
Visit Clarksville's fact sheet traces the city to 1784, before Tennessee was a state, when it was founded where the Red River joins the Cumberland. River trade, much of it in tobacco, built the old downtown through the 1800s. That fact sheet also counts 32 local parks and two state parks, and about 650 miles of navigable waterways in the area.
The housing grew outward from there. Roughly 15 percent of homes are from before 1970, about a quarter are from 2010 or later, and the median dates to 1997, so a Clarksville search can move from an older house to a subdivision home completed recently. Values are the lowest of any city we cover in Tennessee, a median owner estimate of about $264,000, which puts the entry point for rentals and first homes below the state median. For a renovator, that spread of ages is the opportunity. For a long-term holder, the large renter base is.

Common questions
Does VA work for a Clarksville purchase?
It can. VA home loans are for veterans, service members and some surviving spouses who are eligible and qualify, and the house must meet VA's minimum property requirements and appraise for the price. If a move or deployment could shift your dates, bring that up on the first call.
Can I buy a Clarksville duplex as a rental?
Yes. Bought purely as an investment, a duplex goes on a business-purpose DSCR loan, and the lender looks at what both sides lease for. Living in one side changes the loan type to a home loan, with VA, FHA and conventional rules on occupancy and rental income.
What if I'm reassigned after I buy?
Tell us early if a reassignment is possible. A loan on a home you'll live in comes with occupancy terms that differ by program, so we'll go over them with you before you buy. Talk with us again before you move, and if you're thinking about keeping the house as a rental, we'll review your options then.
Will you fund a renovation of an older Clarksville house?
Yes, on investment property. You'd send us the address, the price, the work you plan and your resale target, and we'd size a loan that covers the buy and a share of the rehab, with money for the work paid out in rounds.
Is Clarksville part of the Nashville area?
It's its own metro area, the seat of Montgomery County, about 45 miles northwest of Nashville on Interstate 24. We lend there the same way we do across Middle Tennessee.
