Where the opportunity is: about one home in seven is a townhome, nearly four times the state's share, so buyers have a real choice between a townhome and a detached house. And with the median home built in 2013, it has the newest housing of any market on our Tennessee pages.

A young town between Franklin and Spring Hill

Thompson's Station posted one of the biggest percentage population gains on our Tennessee pages: its population was about 9,500 in July 2025, up about 27 percent since 2020, and the median home was built in 2013. Its neighborhoods include Avenue Downs, Bridgemore Village, Tollgate Village and Whistle Stop.

Thompson's Station began as a rail stop. The first trains arrived in August 1855, and the village took its name in 1856 from Dr. Elijah Thompson, who donated the land it was built on, according to the Town's history (opens in a new tab). Farmers once drove hogs, sheep and cattle there to ship to market. The community voted to incorporate in 1990 and became a town on Aug. 15 of that year, and a rebuilt depot now serves as Town Hall.

Townhomes. A townhome on its own lot is usually financed like a house. If it's set up as a condo, FHA and VA look at the project as a whole, so we check how the home is set up before you make an offer and match it with the right loan.

New builds. Many purchases here are from a builder. Share the contract and the expected completion date early, and we'll time the loan to the build.

Townhome or detached house?

About 15 percent of Thompson's Station homes are townhomes, close to four times the Tennessee share, and about 75 percent are detached houses. That mix is unusual for a small town, and it means buyers can often choose between a lower-maintenance townhome and a house with a yard in the same part of town.

Both can be financed with conventional, FHA or VA loans, and larger homes can move into jumbo. For a townhome, the one question we settle early is whether you'll own the land under it or a condo unit, because that tells us which program reviews apply. For a detached house, the bigger question is usually whether the loan amount stays under the county limit.

Common questions

Will FHA or VA work on a Thompson's Station townhome?

In many cases. If you own the townhome and the ground under it, FHA and VA generally handle it the way they handle a detached house. If it's set up as a condo, they review the whole community instead. Send us the listing and we'll tell you which applies before you write an offer.

Is Thompson's Station part of Franklin or Spring Hill?

Neither. It's an independent town in Williamson County that sits between them, about 9,500 people as of July 2025.

Do I need a jumbo loan in Thompson's Station?

Only if what you borrow is over Williamson County's conforming limit, which FHFA updates each year (opens in a new tab). With a median home value around $700,000, some purchases cross it and many don't, depending on the price and the size of your down payment.

Can you finance a builder's spec home in Thompson's Station?

Yes. A spec house here is a business-purpose ground-up construction loan: the build is funded in draws, and the loan is repaid when the home sells or is refinanced. Send the lot details, the plans, a line-item budget and a few past projects.

Can I finance a new-build rental here with a DSCR loan?

Yes, as a business-purpose loan on a home you won't live in, sized mainly on the expected rent from similar new homes. Send us the address and your numbers, and we'll run them with you.
