Mortgage Rates Today, Oct 30: Rates Ease as Tech Slide Grows
Mortgage rates edged down Friday to their lowest level in more than a month as Treasury yields slipped again amid a deepening selloff in technology stocks.
FRANKLIN, Tenn., Oct. 30, 2026 — In today's Iron Hill Brief Daily Mortgage Market Update for Friday, October 30, 2026, mortgage rates edged lower to end the week at their best levels in more than a month as turmoil in technology stocks kept pressure on Treasury yields.
The Mortgage News Daily index put the average 30-year fixed rate at 7.27%, down 0.02 percentage points from Thursday. Matthew Graham of Mortgage News Daily wrote that the average lender added modestly to Thursday's larger improvement, leaving rates at the lowest level since September 23.
Tech Turmoil Steers Bonds
Graham wrote that tech stocks slid to their lowest levels since July. Bonds were weaker by midday, but the biggest shift came shortly before 1 p.m. Eastern on reports that Anthropic was unlikely to receive an investment-grade credit rating after its IPO. Graham said higher borrowing costs for a key AI company could mean less debt issuance, which has helped push rates higher in 2026, and that headwinds for major AI firms hint at slower economic growth, which tends to favor bonds.
Month-end trading may also have played a role. Graham noted that compulsory month-end trades can move bonds for their own reasons regardless of stocks, and that bonds made it most of the way back to unchanged by 3 p.m. after giving up some of Thursday's late rally. The morning's Employment Cost Index matched forecasts at 0.8%.
Yields Close Lower Again
Treasury data show the 10-year yield fell to 4.94% on Friday from 4.98% on Thursday, while the 2-year yield eased to 4.56% from 4.61%. Mortgage rates tend to track the 10-year closely, and yields closed lower for a second straight day as rates finished the week near their lows.
Homeowners weighing whether a lower rate is worth the closing costs can use the refinance break-even calculator to compare scenarios. Markets turn next week to whether the tech selloff and lower yields can hold.
