What the figures mean for buyers
The housing figures are five-year survey averages for 2020 through 2024, so they trail current prices and rents. Census notes that sample-based estimates carry sampling error that can make some differences between places statistically indistinguishable, so small gaps, such as the one between Mt. Juliet's and the county's owner costs, may not be meaningful.
For buyers comparing the two cities, the figures are a broad starting point rather than a price guide for a specific home. Iron Hill Brief's report on Wilson County's housing supply covers more recent sales-market conditions, and its Franklin TN housing market profile applies the same Census comparison to Williamson County. The home affordability calculator can help a buyer set a price range before touring.
