The average sale price moved the other way, slipping to about $485,000 from about $492,000, a sign that the gain in the median reflected a shift in the mix of homes that sold rather than broad price increases at the top of the market.

That shift showed up clearly in the price bands. Closings under $500,000 fell 14% to 89 from 103, according to the report, while sales between $500,000 and $1 million rose 4% to 51 from 49. Homes under $500,000 still accounted for 62.7% of the quarter's sales. Only two homes sold between $1 million and $2 million, compared with three a year earlier, and none sold above $2 million after one did in the third quarter of 2025.

The longer view shows how far the county's prices have moved even as volume has swung. The third-quarter median stood at $394,000 in 2022, $400,000 in 2023 and $403,000 in 2024 before reaching $428,000 last year, according to the report's five-year comparison. Quarterly sales over the same stretch ranged from a low of 122 in 2023 to a high of 169 in 2024. Average days on market, by contrast, have more than doubled from 21 in the third quarter of 2022.

September listings took 97 days to reach a contract

Monthly figures for September point to a slower pace heading into the fall. Cheatham County recorded 57 closings that month at a median sale price of $415,000 and an average of $498,992, according to a county-level analysis of Realtracs data by Grant Hammond, a broker with Compass RE, using an Oct. 4 report date. Homes that closed spent an average of 52 days on the market, the longest of the 10 Middle Tennessee counties in the analysis, and the county carried 5.22 months of supply, slightly below the regional figure of 5.41 months. Hammond's analysis found that Cheatham had the slowest pipeline in the region, with listings taking an average of 97 days to reach a contract.

How Cheatham compares with the Nashville region

The county's numbers track the broader regional pattern seen in neighboring Dickson County and across Greater Nashville. Across the Greater Nashville area, the median sale price rose 2% to $510,000 in the third quarter while closed sales fell 6% to 7,453, according to the same Sotheby's International Realty report. Regional supply of 5.41 months in September remains within the range generally considered balanced between buyers and sellers, according to Hammond's analysis, which places markets under four months in sellers' territory and above six months in buyers' territory. Buyers weighing a purchase in the county can estimate a monthly payment at a given price with Iron Hill Mortgage's affordability calculator.

Preliminary September figures are subject to revision as agents finish entering transactions, and Hammond noted that early-month data have tended to undercount closings and new listings in recent months.
