Franklin, Tenn. — October 18, 2026

The Sumner County housing market posted its highest third-quarter median sale price in five years of comparable data even as fewer homes changed hands, according to Realtracs data compiled in a quarterly market report by Zeitlin Sotheby's International Realty.

The median sale price for single-family homes and condominiums in the county rose 6% to $476,000 in the July-through-September period, up from $450,000 a year earlier, according to the report. Closed sales fell 8% to 884 from 959, and the average time on market rose 15% to 38 days from 33. Inventory at the end of the quarter stood at 1,663 homes, up 2% from the third quarter of 2025.

Sumner County home prices reach a five-year third-quarter high

The third-quarter median stood at $470,000 in 2022, $473,000 in 2023, $460,000 in 2024 and $450,000 last year before reaching $476,000 this year, according to the report's five-year comparison. The average sale price edged up to about $545,000 from about $541,000.

The gain in the median came as sales thinned in most price ranges. Closings under $500,000 fell 10% to 494 from 546, while sales between $500,000 and $1 million declined 5% to 340 from 357, according to the report. Homes are also taking longer to sell. Average days on market for the third quarter have climbed each year in the five-year comparison, from 16 in 2022 to 26 in 2023, 32 in 2024, 33 in 2025 and 38 this year.

The Sumner County housing market stays among the region's tightest

Monthly figures show Sumner holding less supply than most of the region heading into the fall. The county recorded 349 closings in September at a median sale price of $446,000 and an average of $532,416, according to a county-level analysis of Realtracs data by Grant Hammond, a broker with Compass RE, using an Oct. 4 report date. Homes that closed spent an average of 34 days on the market.

Sumner carried 4.32 months of supply in September, second only to Wilson County's 4.22 months among the 10 Middle Tennessee counties in the analysis, and below the regional figure of 5.41 months, Hammond found. The two counties also led the region in an earlier Iron Hill Brief look at Wilson and Sumner supply. Hammond's analysis treats markets under four months of supply as favoring sellers, four to six months as balanced and above six months as favoring buyers, which places Sumner in balanced territory near the sellers' end of the range. Robertson County, at 4.58 months, ranked third, as noted in Iron Hill Brief's Robertson County market report.

How Sumner compares with Greater Nashville

Sumner's price gain outpaced the broader region. Across the Greater Nashville area, the median sale price rose 2% to $510,000 in the third quarter while closed sales fell 6% to 7,453, according to the same Sotheby's International Realty report. The county's median remains below the regional figure, and buyers can compare what a Sumner County price means for a monthly budget with the Iron Hill Mortgage affordability calculator.

Preliminary September figures are subject to revision as agents finish entering transactions, and Hammond noted that early-month data have tended to undercount closings and new listings in recent months.
