Franklin, Tenn. — October 14, 2026
The Maury County housing market, which includes Columbia, Spring Hill and Mount Pleasant, closed more home sales in the third quarter than a year earlier, but buyers took noticeably longer to commit, according to Realtracs MLS figures compiled by Middle Tennessee brokerages.
Maury County housing market: third-quarter sales and prices
Closed sales of single-family homes and condominiums rose 4% to 513 in the July-through-September quarter, from 495 a year earlier, according to a quarterly report from Zeitlin Sotheby's International Realty based on Realtracs data through Sept. 30. The median sale price rose about 1% to $445,000, and the average sale price rose to $533,000 from $511,000. Homes spent an average of 51 days on the market before a seller accepted an offer, up from 40 days a year earlier and nearly triple the 18-day average in the third quarter of 2022. Inventory at the end of the quarter stood at 1,055 homes, up 5%.
The mix of sales shifted toward the lower and upper ends of the market. Closings under $500,000 rose 6% to 334 and made up about 65% of the quarter's sales, while closings between $500,000 and $1 million fell 9% to 145. Sales above $1 million rose to 34 from 22, a small count that lifted the average price more than the median.
Maury County supply reaches 5.45 months
September figures show a similar pattern. The county closed 184 residential sales at a median price of $422,998 and an average of $522,514, with homes averaging 38 days on the market and 5.45 months of supply, according to Realtracs data in a ten-county report by Nashville broker Grant Hammond of Compass, with a report date of Oct. 4. That placed Maury close to the regional average of 5.41 months, looser than Rutherford County at 4.91 months and well short of Davidson County at 6.46. Rutherford closed at a nearly identical median of $422,940 on more than twice as many sales.
Maury's supply has moved unevenly since early summer. Hammond's monthly reports put the county at 5.19 months of supply in June, 4.91 in July, 5.84 in August and 5.45 in September. He noted that early-month Realtracs counts are preliminary and are typically revised as agents finish entering closings and listings. In his framework, supply below four months favors sellers, four to six months is balanced and above six favors buyers.

Listings point to a balanced market
Listing data from Realtor.com point to the same balance. The site counted 1,646 active listings in Maury County in September, up about 10% from a year earlier, with a median listing price of $499,000 and a median of 57 days on the market. Homes sold for about 1.2% below their asking price on average, and Realtor.com classified the county as a balanced market. Realtor.com's figures come from its own listing database and are defined differently from the Realtracs measures.
What rates mean for Columbia and Spring Hill buyers
Financing is the main pressure on buyers. Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% on Oct. 8, the highest since November 2023, which raises the monthly payment on any given price. Columbia-based Team Romines at Keller Williams Realty advised buyers comparing Columbia, Spring Hill and Mount Pleasant to review the last 90 days of closed sales in their price range, and noted that a seller credit or rate buydown can matter as much as a small price cut while rate quotes sit in the mid-7% range.
