Mortgage Rates Today, Oct 20: Rates Ease on AI Credit Fears

Mortgage rates eased Tuesday as AI-sector credit worries kept bonds bid, trimming the 10-year Treasury yield to 5.12% and the 30-year fixed index to 7.40%.

FRANKLIN, Tenn. — In today's Iron Hill Brief Daily Mortgage Market Update for Tuesday, October 20, 2026, mortgage rates edged lower as credit worries in the artificial intelligence sector kept investors leaning toward the safety of bonds.

Mortgage News Daily's daily index put the average top-tier 30-year fixed at 7.40%, down 0.03% from Monday's 7.43%. That is the third-lowest level in more than three weeks. Matthew Graham of Mortgage News Daily said the lower rates seen since last Wednesday have mainly been driven by concerns about deleveraging and possible contagion in AI-linked companies, with CoreWeave as the bellwether.

AI Credit Worries Keep Bonds Supported

The Treasury Department's daily curve showed the 10-year yield at 5.12%, down from 5.15% on Monday, while the 30-year fell to 5.42% from 5.48%. The 2-year rose slightly to 4.79%. Graham noted that the best levels for Treasuries lined up with the peak in CoreWeave's corporate bond yields. CNBC reported that the spread on CoreWeave's five-year credit default swaps climbed back above 1,100, a level generally read as distress.

Oil added to the move late in the day. West Texas Intermediate crude settled down 1.8% at $101.79 a barrel on reports of possible Middle East diplomacy, though Graham cautioned that oil's link to bonds has been unreliable for more than a month. Stocks were mixed: the Dow gained 1.02% on strong earnings, the S&P 500 added 0.28% and the Nasdaq slipped 0.02%.

Housing Starts Fall in September

The Census Bureau reported September housing starts at a 1.221 million annual rate, down 5.2% from August and 7.4% from a year earlier, while building permits held near 1.4 million. Single-family starts fell 4.6%. Buyers weighing a purchase at today's levels can estimate costs with a monthly payment calculator.

Treasury auctions 20-year bonds Wednesday, and the Federal Reserve's next rate decision is due October 28. Until then, credit headlines from the AI sector may keep setting the tone for mortgage rates.
