Mortgage Rates Today, Oct 21: Rates Hold Near Monthly Lows
Mortgage rates held flat Wednesday near their lowest levels in about a month, with the 30-year fixed index at 7.40% as Treasury yields moved sideways.
FRANKLIN, Tenn. — In today's Iron Hill Brief Daily Mortgage Market Update for Wednesday, October 21, 2026, mortgage rates finished flat, holding in line with the lowest levels in nearly a month after a quiet session in the bond market.
Mortgage News Daily's daily index put the average top-tier 30-year fixed at 7.40%, unchanged from Tuesday. Matthew Graham of Mortgage News Daily said rates would have been slightly lower had it not been for some midday weakness in bonds, which he tied more to trader positioning in the Treasury options market than to war-related headlines that hit around the same time.
Bonds Wait on Tech Credit Signals
The Treasury Department's daily curve showed the 10-year yield at 5.13%, up from 5.12% on Tuesday, while the 2-year rose to 4.81% from 4.79% and the 30-year held at 5.42%. Graham said Treasuries have moved sideways for four straight sessions, mirroring a pause in credit-risk measures for certain tech companies, as bonds wait to see whether recent tech worries mark a real turning point or a false alarm.
The Treasury sold $13 billion of 20-year bonds at a high yield of 5.469%, a mixed result with a slightly larger tail than average but a stronger 2.73 bid-to-cover ratio, according to Dow Jones. Stocks rallied on strong earnings: the Dow rose 0.69%, the S&P 500 gained about 0.6% and the Nasdaq added 1.05%. West Texas Intermediate crude settled at $97.69 a barrel, below Tuesday's $101.79 settle.
What Steady Rates Mean for Homeowners
With rates parked near their lowest levels in about a month, homeowners comparing a new loan against their current one can check how long it would take to recover closing costs with a refinance break-even calculator.
The Federal Reserve's next rate decision is due October 28. Until then, credit headlines from the tech sector may keep setting the tone for mortgage rates.
